Sometimes the first step toward homeownership is simply learning where you stand.

You might discover that you're closer to being ready than you thought.

Or you might learn that there are a few things you need to work on first.

Either way, having a plan is better than assuming homeownership isn't possible.

 

But What About My Credit?

Credit is one of the biggest concerns I hear from people who would like to buy a home.

You may have had late payments, credit-card debt, collections, or other financial challenges. That doesn't automatically tell us what your home-buying options are.

As your real-estate agent, I don't determine whether you qualify for a mortgage, and I don't provide credit-repair or lending advice.

What I can do is connect you with a qualified mortgage professional who can review your individual situation, explain possible loan requirements, and help you understand what steps may be appropriate.

Don't disqualify yourself before you've talked with the right professional.

 

I Don't Have a Huge Down Payment

A lot of renters assume they need a very large down payment before they can purchase a home.

Depending on your individual circumstances and the loan program, there may be mortgage options with different down-payment requirements. There may also be assistance programs available to some qualified buyers.

A licensed mortgage professional can explain which programs you may qualify for and what costs you should prepare for.

The important thing is to learn what applies to your situation rather than assuming you need a certain amount of money.

 

Can I Afford the Monthly Payment?

This is an important question—and it's about more than just the price of the house.

Your mortgage payment may include principal and interest, property taxes, homeowners insurance, and possibly mortgage insurance or homeowners association fees.

A lender can help you understand what you may qualify for.

But there's another question that's just as important:

What monthly payment are YOU comfortable with?

Buying a home should fit your financial life. The goal isn't simply to qualify for the largest amount possible.

Step 2 — Learn Your Buying Position

They can explain whether you may be ready now or what you may need to work on.

Step 3 — Make a Plan

If you're not ready today, that's okay.

Knowing what needs attention gives you something very valuable:

A direction.

Instead of saying, “I'll probably always rent,” you can begin working toward specific goals.

Step 4 — Get Pre-Approved When You're Ready

When the time is right, your lender can explain the pre-approval process.

A pre-approval helps you understand approximately what financing you may qualify for and gives us a realistic price range when we begin looking at homes.

Step 5 — Start Your Home Search

This is where I come alongside you.

We'll talk about your needs and priorities, look at available homes in the Reno–Sparks area, tour properties, and I'll help you understand what's happening throughout the real-estate process.

Step 6 — From Offer to Keys

When you find a home you want to pursue, I'll guide you through the real-estate side of making an offer and, if it's accepted, through the transaction toward closing.

You'll also work with other professionals along the way—including your lender, title/escrow company, inspectors and other appropriate professionals.

You won't have to figure the process out by yourself.
